The closing gift map: a realtor program for laser shops

A closing gift map is a neighborhood map with the new house marked, given by the agent at closing. The buyer hangs it for years, and the agent’s name is on the back. For a laser shop it is a B2B product: one realtor can mean a steady stream of orders instead of one gift. Here is the piece, the program, and how to price it.

Why a closing gift map works

Closing gifts are a crowded category: wine, cutting boards, doormats. A map of the client’s own street is specific in a way those are not. A real estate school’s closing gift guide calls a custom engraved wooden map of the client’s former or new neighborhood “a standout option”, and suggests adding the street, a compass rose, coordinates or a quote. Laser machine makers publish whole guides to realtor closing gifts, so your customers are already looking.

Timing helps too. “First home map” searches peak in May, which lines up with the spring home-buying season.

The piece: a first home map with the house marked

  • Memory poster: a portrait board with “OUR FIRST HOME”, the neighborhood map and a message panel. The main product.
  • House window: a love story board with one house-shaped window on the new street and one on the old one.
  • Key holder: a map board with hooks and a header like “OUR FIRST HOME, 123 Main Street”. Useful the day they move in.
  • Ornament: a 4 in house-shaped map ornament. Cheap enough to send to every past client each December.

Mark the house with a pin or a heart, not just a dot of engraving. Keep the zoom tight: a few blocks around the house, so the client can find their own street at a glance.

Put the realtor on the back

The agent wants their name to stay in the house. The front belongs to the client, so the branding goes on the back. One map shop’s realtor program engraves the agent’s business card on the back of every piece and calls it:

a permanent business card

In MappSmith, a message on the back is engraved on the bottom sheet and mirrored so it reads right when the piece is turned over. You can bring the agent’s logo in as your own art.

How to structure the program

There is one documented model to learn from. Its terms:

TermOne shop’s realtor program
Fee$100 a year
Benefit20% off every order
CustomizationFree
BrandingAgent’s business card engraved on the back
Turnaround3 to 4 weeks general, 4 to 5 weeks custom

Ideas to build your own version on. These are untested suggestions, not results:

  • A one-page intake form the agent fills at contract: client names, address, closing date, which product
  • A standing default product, so the agent only sends an address
  • Monthly invoicing instead of card-per-order
  • A December ornament run for every client the agent closed that year
  • A sample of the agent’s own street as the first piece you give them

A volume pricing approach

  1. Know your floorWood is a small share of the price. A 3mm Baltic birch sheet runs about $3.06 in a 20-pack. Your real cost is the file, the proof and machine time.
  2. Make the file cheapA standard product with fixed fields (names, street, year) means each order is a fill-in, not a design job. That is what makes a discount affordable.
  3. Discount for commitment, not for askingAn annual fee or a minimum count earns the lower price. The model above charges a fee up front and discounts every order after.
  4. Charge for rushClosings move. A rush fee covers the jobs that jump your queue.

Getting the first realtor

Start with one agent you already know. Bring a finished map of a street they just sold, with their card on the back. A real sample answers every question faster than a price sheet. Once one agent hands them out, their clients and colleagues see them. Turnaround matters more than discount: agents need the gift by closing day.

Make reordering easy. Keep each agent’s back design saved, so a new order is only the client’s address and names. Send the proof to the agent, not the client, so the surprise holds. And keep a few finished pieces in stock for the closing that shows up with a week’s notice.

Questions makers ask

What is a good closing gift for first-time homebuyers?

A map of their new neighborhood with the house marked, their family name and the year. A real estate school’s gift guide calls a custom engraved wooden neighborhood map “a standout option”.

How do I put a realtor’s branding on a map?

On the back, engraved, so the front stays the client’s. One realtor program engraves the agent’s business card on the back of every piece.

What do realtor map programs charge?

One documented program charges the agent $100 a year for 20% off every order, with free customization. Use it as a reference, not a rule.

How fast do realtors need the map?

By closing day. Published turnaround for one program is 3 to 4 weeks general and 4 to 5 weeks custom, so take the order at contract, not at closing.

Should the map show the new home or the old one?

Either works. Buyers usually get the new neighborhood. Sellers leaving a long-time home often value the old one more. A two-window board with a house window on each street covers both.
